For most flats in London, expect to pay between £160 (studio) and £400 (3-bed) for a professional end of tenancy clean. Furnished properties add roughly 15%. Anything below £120 for a 1-bed is either a solo cleaner, no equipment or no guarantee — usually all three.

What actually drives the price
Size and layout come first — a 2-bed with 2 bathrooms takes longer than a 3-bed with 1. Furnished vs unfurnished changes the hours meaningfully because we clean inside every cupboard and behind every wardrobe.
Condition matters too. A well-maintained flat handed over in reasonable shape sits at the standard rate. Heavy limescale, oven grease, pet hair or smoke residue add hours — an honest quoter will ask for photos before pricing.
The one add-on nearly always worth it
Carpet extraction can be worthwhile where there are visible stains, pet hair or odour, or where the check-in inventory records professionally cleaned carpets. Standard vacuuming is included in the clean; extraction should be quoted separately only when the property needs it.
What to expect from a professional clean
A completion certificate (agents ask for this), all interior windows, descaled bathrooms, inside all kitchen cupboards, oven and extractor fan, fridge and freezer defrosted and sanitised. Anything less is a regular clean sold at end-of-tenancy prices.
